Development Site is Centrally Located Between San Marco and Downtown, Along I-95
JACKSONVILLE, FL, May 30, 2019 – Cushman & Wakefield has been named the exclusive leasing agent for Kings Avenue Station, a new office development in Jacksonville’s fast-growing Southbank submarket. The project will be a build-to-suit for a single user or large-scale anchor tenant.
Chase Properties, a Jacksonville-based commercial real estate company, has retained Cushman & Wakefield Senior Director Traci Jenks to oversee leasing for the project.
At 1201 Kings Ave., the development site can accommodate up to 1 million square feet of Class A office space and ground-floor retail space. The site is pad-ready with entitlements and infrastructure in place.
The building will connect via pedestrian bridge to a 1,650-space parking garage, which is already complete. The user(s) will also have access to signage opportunities along Interstate 95, which sees 56 million cars a year.
“This is a rare opportunity for a large-scale user to locate their business in a brand new building within the heart of one of Jacksonville’s fastest-growing submarkets,” said Jenks. “The central location, design flexibility, unbeatable parking, and signage opportunities along I-95 make this project perfect for a national or regional headquarters.”
Situated in the path of development in Jacksonville’s Southbank submarket, the site is centrally located between San Marco and downtown with walkability to a number of dining and retail options. It also is adjacent to a Hilton Garden Inn, and Baptist Hospital, Baptist MD Anderson Cancer Center and Wolfson Children’s Hospital are all down the street.
Further, the surrounding area is expected to see over 1,000 new multifamily units delivered by the end 2020, adding high-quality, convenient housing options for a user’s employee base.
“The time is right for new office construction in this up and coming submarket of Jacksonville,” said Mike Balanky, President and CEO of Chase Properties. “With its site plan and zoning, Kings Avenue Station has the potential to be truly transformative for this area.”
